TILED EXTENSION

This gorgeous property stands in an area of outstanding natural beauty in Cambridgeshire, but the project was fraught with challenges because the application for the conservatory fell under the control of the local conservation office for listed buildings. To make matters worse the conservation officer was new to the role, so the process was rigorous and no flexibility was granted. Everything that our client requested was rejected and the whole process became frustrating for all concerned, which is often the case with listed buildings.

The initial brief required us to build a conservatory with a glass roof to let in as much light as possible, with the room being used for breakfast and dining. Our client specifically requested a shallow pitched roof that would finish below their master bedroom window.

What the conservation office finally agreed with the client was the complete opposite - a building with a tiled roof that allowed in reduced light and had a very steep roof that enclosed the master bedroom window. However, working with our client, we created a stunning garden room, very much in keeping with the original building. We also managed to save costs as Listed Building work carries not VAT charge, which made the client very happy!
